Sunday December 2, 2007 is Mingle with our Mutts at the Franklin County Dog Shelter. Their website says:

Please adopt your next pet from a shelter or rescue, not a pet store or a backyard breeder!

It’s not just about adopting mongrels (mutts) either… groups who sometimes attend Mingle …. No guarantee they will be there this week but Mingle With Our Mutts often includes:

Greater Ohio Boxer Rescue

Other rescue groups / shelters involved in  Mingle with our Mutts  are available on the Franklin County Dog Shelters website.  It does not look like it is updated for December yet but it says Mingle With Our Mutts is aways the first and third Sundays of the month from 12:00 to 2:00 P.M.

Not sure what conventional wisdom today is about getting a new dog just before the holidays.. As a kid my family got a dog in December, we even named her Mistletoe, we called her Missy. She was a Christmas present… Missy was a Basset Hound puppy.The volunteers with the rescue groups and shelters can tell you if it is a good idea… based on your family and lifestyle I am sure… but if you do want a dog, adopt a puppy or an older dog from the shelter or a recsue group! In fact the Franklin County Dog Shelter has a color coded match up system based on the dogs age /temperiment / breed / needs and training…

My dog Buddy was and older puppy when I adopted him from the Capital Area Humane Society in early November one year… even so it was a rough first Christmas. He left the tree alone. I think the worst was taking the baby Jesus figure from the creche and chewing it up… He could have chosen the cow or the sheep or even a shepherd or angel… wooden nativity scenes still make me nervous.

The 16th of December, the third Sunday of the month, will be the next Mingle with our Mutts and the last one before Christmas…

Santa Claus in Worthington

Santa on the Worthington GreenSanta Claus hung out in front of the Worthington Inn all afternoon Sunday, November 25, 2007 meeting kids. However when the Worthington Police delivered Santa to the Worthington Green for the Tree Lighting he seemed disoriented, saying something about being in Westerville…

Westerville, Worthington, I guess when you only visit a couple of times each year, you could get the two Central Ohio communities confused.  He’ll have his reindeer to help him out on December 24 when he comes back to deliver the goods.

It was raining pretty good by the time Santa got to the Worthington Green for the treeWorthington Green Christmas Tree 2007 lighting at 5:30. A few Christmas carols were sung by candle light. There were lots of umbrellas as you can see of the photo of the tree on the south- east quadrant of the Worthington Green.

We got there late afternoon, walked up and down the street, took lots of photos that did not turn out, got coffee at the Mean Bean and listened to e Christmas carols in the rain.

Columbus Mayor at “Foreclosure Forum”

From WOSU Radio Newsroom - 820 AM, Mayor Michael Coleman of Columbus is attending a “Foreclosure Forum” in Detroit Michigan… this week.

The Detroit Mayor says the “Foreclosure Forum” is not about legislation.

The WOSU article says:

“One consumer group says cities can’t afford to wait for action in Washington or at the state level. Tuesday’s meeting will be closed to the news media, but the mayors plan to release a report on the economic ripple effect of foreclosures on major metropolitan areas.”

The Detroit Mayor likened the effect of foreclosure on the local economy to a tsunami
Ohio is among the states with the highest rates of foreclosures in the US. The state of Michigan leads the nation in foreclosures.

In totally unrelated news except it is about foreclosures, Trulia.com is adding RealtyTracs feed of foreclosures to their site, Trulia.com according to the Trulia Blog.  Trulia.com is a real estate search site.

Our Real Living HER listings are on Trulia.com including foreclosures listed with the brokerage.  I always wonder if there are listings duplicated on Trulia.com because of the way they take feeds.  I used to read the RealtyTrac updates and quit because of duplication of the same listings.

Clintonville Beechwold Debate II

A relocating client asked me… about the boundaries of Clintonville and Beechwold.

On the Clintonville.org website hosted by the Clintonville Community Fund, Where does Clintonville end and Beechwold begin? says:

“It all depends on who you ask - but the truthful answer remains the same. Neither “Clintonville” nor “Beechwold” ever existed as political or formally recognized entities. Thus any answer as to where the boundaries are between the two areas is an answer based on myth.”

Creating more confusion About.com has a page about “Beechwold” that calls out addresses on Cliffside Drive, Montrose Way, Webster Park Ave., Richards Rd., W. Beechwold Blvd., and Riverview Park Dr.  as Beechwold.  About.com says the boundaries are nebulous but he uses Henderson Rd as a south end… yet

Cliffside Drive - that must be South Beechwold - a block North of Arcadia (in case my sarcasm does not translate… Cliffside is south for Clintonville. Clintonville is south of Beechwold… )

Montrose Way  is south of the Park of Roses… to me that is Clintonville.

Webster Park Ave south of the Park of Roses… Clintonville

Richards Rd. east of the Park of Roses… I call it Clintonville

W. Beechwold Blvd. Beechwold right? No, to me that’s Old Beechwold. You have to make a distinction between the homes… and the rest of Beechwold.

Like wise Riverview Park Dr. is Old Beechwold to me.

So where does Clintonville start and Beechwold begin? Depends… 

Unless Realtor.com has corrected it Clintonville is a village in Summit County… but their map shows the Clintonville Beechwold area.  Average price for Clintonville

Where is Powell Ohio?

Compare the map above to the map for the “Powell Neighborhood” of Columbus on Realtor.com Neighborhoods

The map above is of the City  of Powell from the Columbus Board of Realtors multiple listing service.  Each green dot is a home listed.  There are only 99 green dots on the map because that is the limit to map but there are 170 some homes on the market within the City of Powell.  The Realtor.com map in the link is a map of all the homes for sale within the 43065 ZIP code (all homes with a Powell mailing address), over 500 houses.

What Realtor.com Neighborhoods describes as the “Powell Neighborhood” is the 43065 ZIP code. The R.com info about the City of Powell is from Wikipedia.

As the map shows the area R.com Neighborhoods is calling the “Powell Neighborhood” is partially in Franklin County.  The City of Powell is totally in Delaware County.  Also included in the 43065 ZIP code are homes in Delaware County townships.

R.com Neighborhoods says “Average Home Price $309,900″(single family and condominiums averaged together) for what it  calls the Powell Neighborhood.  How does  “Average Home Price $309,900″ compare to reality? Not even close.

Neighborhoods in the City of Powell include Golf Village, Bartholomew Run, Olentangy Ridge,  Grandshire, Lakes of Powell, Liberty Hills,  Murphy’s Park, Falcon Ridge,  Ashmoore, The Chase… and more.

I can not figure out how R.com got an average price of $309,900.  Although the very affordable Franklin County neighborhoods have an average price of $173,712 (single family homes and condominiums) there are less than 50 homes for sale in Franklin County with a 43065 ZIP code. 

The City of Powell is part of the Olentangy School District.  The homes in Franklin County in the 43065 ZIP code are in the Dublin, Worthington or Columbus school Districts.  The homes in Franklin County that are lumped in are in neighborhoods like Summitview Woods in the Dublin School District, Reserve at Sawmill Park Condos in the Columbus School District and  Woodbridge Green, Squirrel Hill, Smoky Ridge Estates, Smoky Ridge Village, Smokey Row Estates, Laurel Laramie (condos), Woodbridge Village (condos) and Western Hills in the Worthington School District.  Nice Franklin County neighborhoods, very affordable in comparison to the average home in Delaware County. The majority of the Franklin County properties with a Powell mailing address are in the City of Columbus.  There are links to school info below.

All information in the MLS is “Information deemed reliable but not guaranteed.”  Somehow R.com has taken that information and really made a mess out of it. 

The map at the top, shows old boundaries for the City of Powell.  Powell annexed land north-west of Powell a few years ago, that is where the Golf Village subdivisions are located.
