Clintonville Average Home Price

Realtor.com currently thinks Clintonville is a village in Summit County…   The neighborhood map indicate a large area on the north-side of Columbus in Franklin County that kinda sorta looks like the Clintonville Beechwold area, but the description from Wikipedia is for a village in the Akron area.

Clintonville Neighborhood    someone will fix that wrong county thing at some point.

Today what does Realtor.com say the average price is for homes in Clintonville?

“Average Home Price $213,950

Average Rental Price $381

Homes for Sale 246

We have an MLS area (multiple listing service of the Columbus Board of Realtors…) that contains, Clintonville, Beechwold and a number of other smaller neighborhoods. 

Delawanda, Salem Village, Tremont Gardens,  Worthington Forest Condos,  Northview Estates all seem to be included in the listings …as Clintonville  But not  the homes in Chaseland…. or at least their map shows at least Chase Rd. not included but the map shows area north of Morse Rd.  as Clintonville.

Within Clintonville there are neighborhoods too…

Looking at that total MLS area on Wednesday morning there were 247 listings.  That is amazingly close to the number on the Realtor.com Neighborhood page for Clintonville.  The average price of those 247 homes is $215,172  Today

Not bad…

246 homes today - $213,950

247 homes today - $215,172 

Remember those homes are residential properties (at least the 247 are, looks like the 246 must be too.) It is single family homes and condominiums averaged together.  Don’t expect to find the single family homes in Clintonville averaging $215,172.  There are not a lot of condos in Clintonville though… not like some Columbus neighborhoods.

The average price is also off  because of the area Realtor.com is calling Clintonville.   In addition to  lumping Beechwold into Clintonville… R.com is  using all the neighborhoods in the MLS area that Clintonville is in… including Delawanda,  Salem Village, Tremont Gardens,  Worthington Forest Condos,  Northview Estates but not Chaseland….

Taking those neighborhoods out the average price of residential properties (single family and condos) is:

207 properties today at $233,109 average price

Delawanda,  Salem Village, Tremont Gardens,  Worthington Forest Condos,  Northview Estates, Chaseland Manor and Chaseland are great Clintoville area neighborhoods.  They are more affordable than Clintonville.

Clinonville Map

Realtor.com’s new neighborhoods describes the Clintonville neighborhood as:

“About Clintonville Clinton is a village in Summit County, Ohio, United States. The population was 1,337 at the 2000 census.”

Someone in Clintonville or a Realtor will straightrn it out at some point.  The source of the info is Wikipedia.  It may be accurate info about the village in Summit County.

The houses and maps are for Clintonville the neighborhood or area on the north-side of Columbus in Franklin County.  The listings are for the area on the north-side of Columbus that is known as Clintonville. 

Realtor.com’s Neighborhoods says there are 246 homes for sale. Wouldn’t that be a lot for a village with less than 1400 residents? Figuring two people average for house, nearly half the homes in the village would be for sale. 

In case you can not tell, I am not a fan of Realtor.com.  Realtor.com is NOT the National Association of Realtors, a trade organization.   Realtor.com is a vendor that the National Association of Realtors made a dumb deal with a number of years ago…

There is plenty of confusion about where the boundaries of Clintonville are… we don’t need a village in Summit County (Akron area) to make things worse. 

The Clintonville Neighborhood page on Realtor.com the map shows the neighborhood on the north side of Columbus in Franklin County.  The map covers what I would call Clintonville and Beechwold, but it is all the Clintonville area.  It looks like Realtor.com is including almost up to Chase Rd.  as Clintonville. 

Is this website including in Clintonville the Graceland area?  Delawanda?  Salem Village? Tremont Gardens? Worthington Forest Condos? Northview Estates?  But not Chaseland….

What does Realtor.com say the average price is for homes in Clintonville?

“Average Home Price$213,950

Average Rental Price $381

Homes for Sale 246″

Do you buy the Realtor.com Neighborhood numbers for Clintonville?  The rental number looks ‘crazy low’ but I am not involved with rentals.

The map at the top shows homes for sale listed as Clintonville in the Columbus Board of Realtors multiple listing service, in the post Clintonville the debate rages on… there is another map showing properties listed as Beechwold.

Columbus Metro Parks Hikes

Full MoonOr are they Central Ohio Metro Parks? Or just plain old Metro Parks?  I find them pretty easily with just Metro Parks.  We have a full moon this week. Last month must have been the Harvest Moon….

This week Saturday is the “full Beaver Moon” so the Metro Parks in Central Ohio have a number of moonlight walks this weekend including a Howl at the Moon walk at High Banks Metro Park on Friday at 5:00. I wish my dog, Buddy was getting around better… Blendon Woods has a Friday night hike for people only, call it the “Almost Full Moon Hike.”

Sharon Woods has both Friday and Saturday evening hikes.. Friday is leisurely, Saturday they pick up the pace… no mention of the full Beaver Moon…

Battelle Darby in Southwest Columbus and Blacklick Woods in the Reynoldsburg area (Southeast Franklin County) are the two Central Ohio Metro Parks that use the “Beaver Moon” name proudly…

From the Old Farmers Almanac why the November full moon is called the full Beaver Moon:

“The November full Moon was named the full Beaver Moon, because for both the colonists and the Algonquin tribes, this was the time to set beaver traps before the swamps froze, to ensure a supply of warm winter furs. “

What’s Worthington?

Maybe it should be …Where is Worthington?


You may not even see what I see when I look at what Realtor.com map of Worthington on the new “neighborhoods” feature on Realtor.com. The map for Worthington on Realtor.com shows a big shape inside of 270 and a smaller almost rectangular shape north of 270.

The Worthington “Neighborhood” Map on Realtor.com is showing the 43085 ZIP code.

The problem with that is that the shape north of 270, is the City of Columbus. It is in the Worthington School District but is the area north of 270, east of Flint Rd, south of Park Rd and west I-71 any more Worthington than the Worthington School district neighborhoods in the 43235, 43016,43065 or 43086 ZIP codes I think those are all the ZIP codes….

Are homes in Worthington Hills, Brookside Woods, Stilson Highlands, Olde Sawmill, Summerwood and Woodbridge Green ( I think those are all 43235, they are City of Columbus neighborhoods in the Worthington School District) less “Worthington” .. than homes in The Villages at Worthington, Westworth Village, Worthington Heights (condos), Worthington Trace, Worthington Glen (condos), Worthington Park (condos) and Worthington Woods (condos) which are in the City of Columbus and the Worthington School District and have the 43085 ZIP code.

Today (11-20-2007) there are 195 listings according to Realtor.com with an Average Home Price $199,900.

The truth of the matter is the homes (residential properties single family and condominiums) are priced very differently north and south of 270 (outside and inside the City of Worthington. Lots of the properties north of 270 and east of 23 are condominiums. I can come up with Total number of properties found: 192, using the 43085 ZIP code but the average price of 199,900 does not match what the CBR MLS (Columbus Board of Realtors multiple listing service.)

ZIP code 43085 - Homes

$275,938 City of Worthington Residential Properties (condos and single family in 43085)

$130,627 City of Columbus Residential Properties (condos and single family in 43085)

The average price of homes in the 43085 ZIP code is $234,926In the Worthington School District there are 426 properties total.

Something tells me NOT to believe Realtor.com’s rental price for the “Worthington Neighborhood either:  “Average Rental Price $289″
